Welcome to Olympia Properties & Management ("we," "us," "our," or "Olympia"). These Terms and Conditions ("Terms") govern your access to and use of our website, services, mobile applications, automated messaging, and other products (collectively, the "Services"). By accessing or using the Services, you accept and agree to be bound by these Terms and our Privacy Policy.
1. Use of the Services

1.2 Restricted uses.
You shall not:
- Use the Services for any unlawful or fraudulent purpose,

- Interfere with or disrupt the operation of the Services or servers.
2. Messaging, Notifications & Automated Communications
2.1 Consent to receive messages.
By providing your phone number or contact information, you expressly consent to receive automated messages, SMS/MMS, and other communications from us regarding your account, property listings, promotions, alerts, or other services we offer (collectively, "Messages").
2.2 Message frequency.
The number and frequency of Messages may vary depending on your preferences, our policies, and applicable laws.
2.3 Opt-out / unsubscribe.
You may opt out of receiving Messages at any time by:
- Replying "STOP" (or the designated opt-out keyword) to any message,
- Following unsubscribe instructions included in the message, or
- Contacting Olympia Properties & Management at admin@olympiaproperties.com or calling 815.277.2255.
Note: After you opt out, you may still receive non-marketing service messages (e.g., transactional, administrative) necessary for your use of the Services.
2.4 Message charges.
Message and data rates may apply depending on your mobile carrier. You are responsible for all such charges.
2.5 Message delivery.
We do not guarantee that Messages will always be delivered or that they will be error-free.
3. Content & Intellectual Property
3.1 Ownership.
All content, trademarks, logos, images, text, and software used in or associated with the Services are owned or licensed by Olympia Properties & Management (or its licensors).
3.2 User content.
You may submit content (e.g., inquiries, feedback, reviews). By submitting, you grant us a worldwide, perpetual, irrevocable, royalty-free license to use, modify, distribute, and display the content.
3.3 Prohibited content.
You shall not upload or send content that is defamatory, harassing, obscene, infringing, or otherwise unlawful.
4. Disclaimers & Limitation of Liability

4.1 No warranties. The Services are provided "as is" and "as available," without warranties of any kind (express or implied), including merchantability, fitness for a particular purpose, or non-infringement.
4.2 Limitation of liability. To the maximum extent permitted by law, Olympia Properties & Management (and its directors, employees, agents, affiliates) will not be liable for any indirect, incidental, consequential, punitive, or exemplary damages arising from or related to your use of the Services, even if advised of the possibility.
5. Third-Party Links & Integrations

The Services may contain links to third-party websites, services, or integrations. We do not endorse or control those third parties and are not responsible for their content or practices.

Your interactions with third parties (e.g. payment processors, listing platforms, etc.) are solely between you and those parties.
6. Privacy & Data Protection
Your access to and use of personal data through the Services is governed by our Privacy Policy, which is incorporated into these Terms by reference. You consent to our collection, use, storage, and sharing of your information as described in that policy.
7. Modifications to the Terms
We may modify, update, or replace these Terms at any time. We will provide notice of significant changes (e.g. via email or posting a prominent notice). By continuing to use the Services after changes, you accept the revised Terms.
8. User Representations & Indemnification
8.1 Representations.
You represent and warrant that (i) your use of the Services is lawful, (ii) you have the right to submit any content you provide, and (iii) you will comply with these Terms.
8.2 Indemnification.
You agree to defend, indemnify, and hold harmless Olympia Properties & Management, its officers, agents, employees, and affiliates, from and against any claims, liabilities, damages, losses, costs, or expenses (including attorneys' fees) arising from (i) your breach of these Terms, (ii) your use of the Services, or (iii) your violation of any law or third-party rights.

10. Miscellaneous
- Entire agreement. These Terms (and any documents incorporated) constitute the entire agreement between you and Olympia Properties & Management concerning the subject matter hereof.
- Severability. If any provision is invalid or unenforceable, the remainder will remain in effect.
- Waiver. Our failure to enforce any right does not constitute a waiver of that right.
- Assignment. You may not assign your rights or obligations under these Terms without our prior written consent; we may freely assign our rights.
- Force majeure. We are not liable for delays or failure to perform due to events beyond our reasonable control (e.g. natural disasters, outages, strikes).
